Karl R. Leutner Jr. offers more than 3 decades of accomplishment-laden experience in the competitive disciplines of marketing and sales. In recent decades, he has focused specifically in real estate with primary attention to ‘fractional’ and ‘residential’ resort product sales. The companies that have had benefited from Karl’s expertise note that his driving achievement has resulted in substantial priority sales growth, brand development, product launches, market share, distribution expansion and substantial operating efficiencies. By long measure, Karl has proven that his methods deliver results. He has offered continued contributions in key strategic and tactical efforts that have delivered over millions of dollars in sales, offering valuable insight and knowledge regarding leadership and management challenges to executives industry wide.

Beginning his career in high-end exotic automotive marketing and sales, Karl developed an interest in sales training and management, and soon parlayed that interest into managerial circles. Demonstrating initiative from the start, Karl pioneered sales and customer account techniques that significantly impacted existing customer re-loads and converted store visitors to new high-end owners of floor inventory. Quickly distinguishing himself as a leader, Karl earned fast track promotion in his first chosen industry, and has remained in a leadership role since this initial management experience.

Leveraging an ever-expanding portfolio of qualifications covering marketing and sales, operations, and general management core competencies, Karl proved time and time again, his flexibility to “wear many hats’ in the effort to meet corporate goals and challenges. In the early 1980’s, Karl endeavored to parlay his success in luxury auto sales to real estate marketing and sales. His new beginning had arrived.

Almost immediately, Karl was offered sales management roles at Marriott Vacation Ownership Company conducting operations in California markets. His path was swift, leading to sales and marketing director positions specializing in ‘fractional’ and ‘residential’. His tour de force includes Marriott Grand Residence Club, New York City’s Manhattan Club, The Villa Group with US west coast operations, multiple resorts in Mexico, and the Fairmont Group of companies. Most recently, Karl has consulted for Fiesta Americana and El Cid sites in Mexico in order to guide sales and marketing. Prior to this, he oversaw the development and pre-sale of Fairmont’s Ghirardelli Square project in San Francisco, California.

Throughout his career, Karl has had the opportunity and privilege of establishing a strong network of contacts that he can access in order to introduce new and exciting real estate product offerings. Concurrent to this, Karl has maintained solid business associations with expert sales and marketing personnel in the fractional and interval ownership arena, and will always have ability to quickly and professionally build sales and market programming, and initiate misc. resort operations and functions.
